Job Description

  • Perform any maintenance and repair related duty as instructed by supervisor. Examples include but are not limited to the following: painting, hanging items, sheetrock repair and equipment repair. Troubleshoots repair requests to determine the best course of action. Move furniture and other items as necessary, maintenance on security system and security cameras. Complete any predictive and preventive maintenance duties and pursue any energy savings opportunity and safety advantages for the complex. At times may supervise Residents work crew to complete or perform any maintenance or custodial related duties.
  • Perform any basic plumbing and electrical related maintenance and repair task as instructed by supervisor. Assist the Plumber Senior w/ the more complex duties as necessary. Examples of this include but are not limited to the following: replace flush valves, correct plugged drains and repair water leaks. Assist Electrician Senior w/ the more complex duties as necessary. Examples of this include but are not limited to the following: replace ballasts and bulbs, install or replace light switches and outlets and complete any preventive and predictive maintenance duties.
  • Perform monthly emergency light inspection and any other inspections that the complex deems necessary as required to maintain for compliance with the KSFMO and ACA standards. Identify discrepancies on the inspections forms and notify supervisor of discrepancies.
  • Performs any grounds related duties as instructed by supervisor. Examples of this include but are not limited to the following: snow removal using manual and mechanical methods, lawn mowing, litter removal, watering, trimming, tree maintenance and other lawn care related task. Rotates weekends to serve as weekend standby for minor maintenance emergencies and pre-scheduled duties assigned by supervisor or designee. Attends training as required by KJCC policy. The Physical Plant Supervisor   reviews work results periodically.

All essential employees are expected to make every effort to be at work regardless of weather conditions or other agency emergencies that warrant maintenance personnel to be at work as determined by the superintendent, designee and supervisor. You will be required to report to work as scheduled during or after a snow storm to assist in snow removal so other essential staff can report to work in a safe manner.

Minimum Requirements:

Six months of experience in a building trades or mechanical building trade.  Education may be substituted for experience as determined relevant by the agency.

Necessary Special Requirements:

Candidates must have reached their 21st birthday at the time of appointment; be free of felony conviction; free of any felony or misdemeanor domestic violence crime; have had no DUI convictions within the last 24 months; confirmation that candidate is not on the Child Abuse Registry; must complete TB screening process; and take and pass a drug test approved by the Office of Personnel Services prior to being appointed to this position unelss the incumbent is moving from one safety-sensitive position to another safety-sensitive position within the same agency performing substantially similar duties. 

Preferred Skills and/or Qualifications:

Skilled level experience in a building trade and apprentice/entry or higher-level experience in one or more additional building trade(s).


Salary range is $11.21 - $15.03 depending on qualifications.

To be successful, the expectation is that a candidate will be able to competently perform the routine tasks of the position with limited supervision by the end of the probation period.
